Irrigation

Irrigation should be monitored—not discovered after the grass dies.

We treat irrigation as part of routine property care. During regular service, we watch for obvious leaks, broken or misaligned heads, dry areas, overspray, and coverage problems. If a routine minor repair is included in your maintenance agreement, we take care of it. If the issue is larger, we document it and send a clear repair recommendation and bid.

Recurring mowing, edging, trimming, bed care, weed control, cleanup, and routine property detailing—scoped around the needs of the property.

Irrigation Care & Repair

Routine monitoring, adjustments, defined minor repairs, and clear bids for larger repairs or system improvements.

Landscape Enhancements

Turf repair, rock or mulch refresh, plant replacement, bed improvements, cleanup, and other approved property upgrades within legal/licensed scope.

Snow & Ice Management

Seasonal plowing, sidewalk clearing, and deicing for commercial properties where service is offered. Contract terms define triggers and service levels.

Pricing

Fair, consistent pricing. Fewer surprise invoices.

Your recurring landscape price should cover the normal work required to keep the property functioning and looking good. We do not want to nickel-and-dime clients for every routine adjustment or defined minor irrigation repair. When something falls outside the regular scope, we show you the problem, explain the solution, and provide pricing before moving forward.

    We look at the grounds, irrigation, access, problem areas, and current expectations.

  2. Build a clear scope

    You receive a proposal that states what recurring service includes and what falls outside the agreement.

  3. Maintain and monitor

    We perform the recurring work and keep an eye out for issues while we are already on the property.

  4. Communicate before extras

    Routine included items are handled. Larger work is documented and quoted before proceeding.

Common questions

What is included in the monthly landscape price?

The agreement defines the recurring maintenance scope for the property. The goal is predictable routine care rather than a stream of small add-on invoices.

Are minor sprinkler repairs included?

Defined minor irrigation repairs and routine adjustments are included when specified in the maintenance agreement. Larger repairs or replacement work are documented and quoted separately before work begins.

What happens when you find a larger problem?

We document the issue, explain what we recommend, and provide pricing for approval before performing work outside the recurring scope.

Do I have to report irrigation issues myself?

We want to catch obvious irrigation issues while we are already caring for the property. Property managers can still contact us at any time if they notice something between visits.

Can you manage multiple properties?

Yes, Common Space can evaluate multiple properties and build a portfolio proposal when the locations fit the service area and route.

Do you provide snow removal?

Snow and ice management may be available for commercial clients. Service triggers, deicing, and storm-response terms are defined in the snow agreement.

How do I get a proposal?
